Bordered by Hoffman Estates,Schaumburg homes increased nearly $40,000 in median sales price for attached and detached properties December 2012. As a growing suburban metropolis, homes for sale in Schaumburg also increased in closed sale activity and its number of new listings for December 2012. Schaumburg has an average amount of 40 new listings during December for both attached and detached homes. The number of homes for sale, market time, and Schaumburg’s monthly supply of inventory this month lowered substantially.
This December, Schaumburg condos and townhomes increased in Median sales price for from $79,750 to over $95,000. The detached homes for this area increased from $200,000 to $239,000 for December 2012. The median price for REO and Short Sale properties increased by $13,000 each, and both types of properties median is just under $100,000. Schaumburg this December had a total of 76 closed sales for its attached and detached homes, averaging a consistent amount with last year. December 2012 had 195 attached homes for sale in Schaumburg showing a decrease of 50% from last year. Also, the number of detached homes decreased by almost 50% with a total of 102 homes for sale this month. The monthly supply of inventory for attached homes last year was at 10.7 months of inventory, and this year is down to only 3.5 months of supply. This same amount of decrease from last year in Schaumburg’s month supply of inventory also applied to its detached homes for December 2012. Schaumburg homes market time for detached properties averaged a total of 203 days in December 2011.
In December 2012 detached properties only had an average of 75 days on market. Attached homes for sale in Schaumburg also increased greatly in sales activity for this month averaging 113 days on market. The amount of decrease in market time and in the number of homes for sale, provides statistics that Schaumburg has a increasing demand and result of higher median prices for December 2012.
