The corner of South 14th and Pine Lake is one step closer to redevelopment. In an 8–1 vote the city planning commission approved rezoning plans for the 38 acres of land that's currently a cornfield.

"They assure us that they can handle the increases in traffic so i will support the items before us,” one council member said.

This will change the plot of land from agricultural to commercial, allowing plans for a proposed Costco to be built on the land. Nearly every committee member brought up student safety with the nearby schools and traffic. The 150,000 square foot store, warehouse and gas station could see thousands of cars daily.

"The peak hours of business for Costco do not coincide with peak morning traffic for the schools, and though they are open during the schools dismissal period, that's also not a peak shopping period for Costco,” Sandra J. Washington, a committee member, said.

Traffic engineers say they plan to put a stop light in at 20th and prohibit left turns onto Hazel Scott Drive; which they hope will keep traffic out of the neighborhood.

One committee member says he's comfortable with the solution.

"While this trip number sounds big they always sound big but once you put it on roads that are in my opinion built for it we won’t really see much going on.”

Now, the plan will move forward to the city council for approval.

The use permit to allow Costco to build was approved 7–2.
