Residents oppose south Lincoln development plan

Krueger Development wants to use a strip of land near 29th and Pine Lake Road to build two mixed-use buildings with apartments, commercial space and underground parking.

Nearby neighbors in the Porter Ridge West Townhomes Association are opposing the proposed 50-foot tall and 300-foot wide buildings.

“We feel that it’s not in keeping with the scale of the neighborhood,” Jane Peek said.  “We don’t feel like it’s on an arterial, which the mixed-use buildings are intended to be on arterials.  This is off of a small parking lot, in a neighborhood and abutting residential houses.”

Mayor Chris Beutler vetoed the proposal last year, saying they continue to create conflict with the adjacent residential townhomes.

Krueger Development are now again going before the planning commission at the end of the month.

At a recent meeting for the property owners directly impacted by the project, Rick Krueger discussed a plan for commercial buildings with a height of 45 feet for which he would not need a waiver from the city.

Peek said they loved the idea because it would retain the townhomes privacy.

“We knew that when we bought our townhouses that this was a commercial area and we could expect a commercial building,” Peek said.

Krueger said the location has been previously shown in city planning documents as a great location for a mixed–use project.

The land already has the proper zoning and doesn’t require any changes to the existing city street layouts.

Krueger also said the proposed project will use private funding and will not require any tax increment financing.
